March 18th, 2013 – Prairie Village, KS (Metro Kansas City) - Leisure Real Estate Advisors, LLC, is pleased to announce the successful sale of the Best Western Kansas City Inn hotel located in Kansas City, KS (metro KC). Leisure Real Estate Advisors represented the Owner, SDN Hotel Investments, Inc, in the transaction. Lodging Enterprises, Inc, a Wichita, KS based company, purchased the 112 unit hotel for an undisclosed price. The listing price was $6,000,000. “Because of its cash flow and location, this BW featured an attractive cap rate and received a high level of investor attention. Plus, its central location represents close proximity to downtown KC, as well as KU Medical Center,” comments Brent A. Jaynes, co-founder and managing partner of Leisure Real Estate Advisors. The deal also involved a leasehold interest in the conference facilities located in the adjacent shopping center. “Anytime one introduces a leasehold interest into the equation of a hotel deal, it elevates the complexity”, observes Jaynes. In this instance, the leasehold provided meeting space, which also benefited the hotel. Additional complications occurred with the discovery of a 1960’s Urban Renewal Plan, which had expired, but still encumbered the property. “Both of these parties worked very diligently to remove the obstacles to this closing. It was a pleasure to work with folks that had the same objective in mind, and stuck with the process.” says Jaynes. Lodging Enterprises will retain the Best Western flag and will renovate the hotel to meet the standards of it contract business.
