 SunStone Realty Partners Appoints Outrigger 
Hotels & Resorts to Manage The Fairway Villas 
in the Waikoloa Beach Resort 
HONOLULU, OAHU, HAWAII - October 4, 2001 - Outrigger Hotels & Resorts has signed an agreement with SunStone Realty Partners to manage The Fairway Villas, an upscale resort condominium currently under construction on 10 acres of land in the Waikoloa Beach Resort along the Big Island's Kohala Coast. The project, which recently broke ground, is expected to be open by the first quarter of 2002 and will offer 165 two-, three- and four-bedroom luxury town homes and condominiums with golf course, ocean and mountain views. When open, the property will be named the Outrigger Fairway Villas.
 
Bill Henderson, vice president of business development for Outrigger is particularly satisfied with the Fairway Villa announcement, especially in light of the September 11 attack on America. Outrigger currently owns and manages one other upscale property in the Waikoloa resort destination, the full-service Outrigger Waikoloa Beach Hotel & Resort. Guests at The Fairway Villas will have guest privileges at the Outrigger Waikoloa Beach as well as easy access to the golf, tennis, shopping and other amenities of the Waikoloa Beach Resort.

"With our management of The Fairway Villas, we are now able to provide our guests with the ultimate Hawaii vacation experience in Waikoloa," said Bryon Hodge, Vice President of Outrigger's condominium resort division. "Guests of The Fairway Villas will have the intimacy associated with staying in a private, luxurious condominium while also having, at their fingertips, the myriad of amenities available at the Outrigger Waikoloa Beach."

Conceived by the award-winning architectural firm of McClarand, Vasquez, Emsiek and Partners, the Outrigger Fairway Villas will sport a contemporary Hawaiian plantation design that blends a traditional Hawaiian architectural theme with more luxurious features, such as granite countertops, Jacuzzi soaking tubs and vaulted ceilings. The individual units will be generously sized, being anywhere from 1,200 to over 2,000 square feet and will also include large lanais.

Amenities for each unit will include air conditioning, ceiling fans, a state-of-the-art kitchen, washer/dryer, Jacuzzi soaking tubs, as well as high speed Internet access. Other guest conveniences will include a pool with lap lane and elevated waterfall spa, fully-equipped weight room, as well as corridors throughout the project that include views of the lake, golf course and the ocean. 

Guests at the Outrigger Fairway Villas can take advantage of the multiple activities available at the Waikoloa Beach Resort, including the renowned Kings' Course and Beach Course golf courses, six Plexi Pave tennis courts, as well as the Kings' Shops, a 75,000 square foot entertainment complex offering a myriad of shops, restaurants and services.

Fairway Villas' guests also will enjoy signing privileges at the Outrigger Waikoloa Beach Hotel & Resort, where they can dine on contemporary island cuisine at the vintage Hawaii Calls Restaurant or enjoy a soothing lomi lomi massage or other specialty spa treatment at the Hawaiian Rainforest Salon and Spa. Other hotel amenities available to guests staying at the Outrigger Fairway Villas include use of the hotel's business center, enrollment of their children in the Cowabunga Kids Club and use of the Outrigger Waikoloa Beach resort's activity pool.

SunStone Realty Partners LLC is a Honolulu based real estate investment and development firm with real estate interests in the Hawaiian Islands and throughout the Western United States. SunStone's managing member, Curtis D.  DeWeese, has been responsible for the development and sale of over 2,000 homes on behalf of SunStone and its investment partners. Recent Kohala Coast projects include the 367 unit Alii Lani community and the 137 unit Kona Sea Ridge development. U.S. BANK and First Hawaiian Bank are providing project financing.

Outrigger's agreement with SunStone represents the eighth management contract in recent months that Outrigger has assumed in the Pacific. The other seven properties are the Kuendu Beach Resort in New Caledonia (opening 2002); the Outrigger 1770 Ocean Beach Resort (opening 2002) and Outrigger Hervey Bay Resort (opening late 2002), both located in Queensland, Australia; the Royal Sea Cliff Resort and the OHANA Keauhou Beach Resort on Hawaii's Big Island; and the Royal Kahana Resort and the OHANA Maui Islander Hotel on Maui.
