Hotel AG Advises LNR Property Corporation in Sale
of Independent Hotel in Fairborn, Ohio

ATLANTA, GA �April 27, 2009� � Hotel Assets Group, LLC (Hotel AG), announced today that the firm arranged the marketing and sale of a 149-room independent hotel in Fairborn, Ohio. The hotel was sold on behalf of LNR Property Corporation for an undisclosed amount. �It was a pleasure to assist LNR, one of our highly valued clients in the disposition of this hotel,� remarked Scott Foster, vice president of Hotel AG. �The property�s location across from Wright Patterson Air Force Base was a key point in selling this asset.� The two-story, exterior corridor hotel is situated on five acres in the city of Fairborn in close proximity to Wright Patterson Air Force Base and Wright State University. Hotel amenities include a restaurant and lounge, fitness center, outdoor swimming pool and two meeting rooms with a total of 2,600 square feet of space. The hotel was originally built as a Holiday Inn in 1971 and currently operates as an independent property. Fairborn is located in southwestern Ohio and benefits from its close proximity to Dayton.
