New Castle Hotels will Co-develop and Own
Courtyard by Marriott Brookline In the
Coolidge Corner Section of Brookline, MA
Areas First Commercial Development in 20 Years

BROOKLINE, MA December 10, 2001 New Castle Hotels has begun construction of the new Courtyard by Marriott Brookline, the companys third new hotel project in 2001, and the first commercial development in the Coolidge Corner section of Brookline, MA, in approximately 20 years.

A hotel ownership and management company based in Shelton, CT, New Castle Hotels will co-develop and own the new hotel with project partner Carpenter & Company Inc. of Cambridge. New Castle will also manage the property. CharlesBank Realty Fund V is an equity partner in the project.

The new custom-designed eight-story hotel, located at 40 Webster Street, was designed by Cambridge Seven Associates. It will offer 188 guest rooms, a breakfast café, an indoor heated swimming pool, outdoor garden, exercise room and a three-level underground parking garage.  The buildings brick and stone facade has been designed to blend with the existing historic architectural style of Brooklines residential buildings.  Slated to open in winter 2003, the hotel will be nestled among some of the finest shops, offices and restaurants in the up-scale Boston suburb of Brookline.

Guest room amenities will include iron and ironing board, hairdryer, in-room coffee and tea services, premium cable television and HBO, valet laundry, and an in-room work center featuring an oversized desk, ergonomic chair, two dual-line phones, dataports and adjustable lighting.  The hotel will also feature two meeting rooms, one an executive boardroom for 12 people and the other a flexible room for 30 people.

The hotel will be located just over a mile from Boston University, Boston College, and Fenway Park.  Boston Logan Airport is located just eight miles away.

We are proud to become a member of the Brookline community, says Gerald P. Chase, president and chief operating officer of New Castle Hotels.  The support of the community and its leaders for this project is an admirable demonstration of their faith in the continued health of the American economy, and the hospitality industry in particular.

The Courtyard by Marriott Brookline is a model project in how it has been carefully designed to blend in with the existing architecture of Coolidge Corner, says Joe Geller, a selectman with the town of Brookline. The entire town is looking forward to how this project will enhance and invigorate the downtown area.

Carpenter & Company Inc. is the developer of the Charles Hotel and is also the designated developer of the new Convention Center Hotel in Boston. Cambridge Seven Associates, founded in 1962, brings a collaborative design approach to a diverse range of project types. The firm specializes in hotels located on complex urban sites requiring early planning services as well as intensive meetings with community, city and regulatory commissions. New Castle Hotels owns and manages more than 24 resort and hotel properties in the United States and Canada, and has recently taken over the management of the Queensbury Hotel in New York and the redevelopment of Chateau Royal in Montreal.
