The $60 million Club Regent Ft. Lauderdale Beach 
Aligns with Carlson Vacation Ownership
FORT LAUDERDALE, Fla., Nov. 20, 2000 - MJQ Development LLC today joined with Carlson Vacation Ownership in announcing that Club Regent�s first Florida luxury development will be constructed on Ft. Lauderdale beach.  Club Regent Fort Lauderdale Beach, the residential equity club concept of the luxury hotel and resort company Regent International Hotels, offers exclusive residences in the form of shared ownership similar to how the wealthy set owns yachts, jets and equity golf and country club memberships.  Club Regent Ft.  Lauderdale Beach will feature 34 furnished vacation residences to be offered through individual �fractional ownerships.�  Each residence is member-owned with use limited to and shared by its members.

Joining in the announcement of the new Club Regent Ft. Lauderdale Beach were Mr. William Govel, president of MJQ Development, and Ms. Amy Isom, senior vice president of Carlson Vacation Ownership, which is expanding Regent and other brands of Carlson Hotels in the vacation ownership industry.

The $60 million Club Regent Ft. Lauderdale Beach, located at 550 Seabreeze Boulevard, will begin construction in April 2001 with occupancy expected in June 2002.  An on-site model and sales office will open in December of this year.

�We are pleased to work with Carlson Vacation Ownership to bring the renowned standards of luxury, which exemplify Club Regent, to this beautiful area of Ft. Lauderdale beach,� Mr. Govel stated.  Mr. Govel and Ms. Isom also announced plans for MJQ Development to help grow Club Regent in additional markets throughout southern Florida.

�Club Regent Ft. Lauderdale Beach is designed for the luxury customer seeking the exclusivity of a private club experience and the joys of year-round vacations with family and friends,� Ms. Isom stated.  �The club provides its member-owners with the comfort of an elegant oceanfront vacation home, combined with the personalized service, attention and convenience of a five-star resort, at a fraction of the cost and hassle of wholly owned real estate,� Ms. Isom said.

Located within walking distance of the Las Olas area, Club Regent Ft.  Lauderdale Beach will include 34 luxury vacation residences in a 14-story building overlooking the beach, Bahia Mar Marina and Intracoastal Waterway.

When applied to vacation homes, the member-owner clubs have become the upscale residence of choice as demonstrated with successful clubs in such locations as Aspen, Vail, Steamboat Springs, and Telluride, Colo.; Deer Valley and Park City, Utah; New York (Manhattan), N.Y.; Lake Tahoe, Calif.; Scottsdale, Ariz.; and Mexico.  Many new clubs are currently in the development and planning stages worldwide.

The fractional ownership program allows Club Regent Ft. Lauderdale Beach members to use all club facilities as often as they wish, subject to availability.

Two and three bedroom residences will be priced from $200,000 with monthly owner dues of $600 to $700.

Mr. Govel noted that each member will own a deeded interest in a residence including luxurious furnishings and accessories valued at over $1 million.  Govel stated, �Club Regent Ft. Lauderdale Beach plans to offer extensive amenities, including a 70 to 80 foot yacht, free limousine service, golf club memberships, concierge service, a gourmet restaurant, outdoor pools, sundeck and lounge, health club and personal armoires for each residence with stored clothing and recreational equipment which will be set up prior to arrival.�
