Developer Paul Kaczrowski Planning a  252-room Hotel, Convention Center and Waterpark in Kaukauna, Wisconsin

Mar. 20--KAUKAUNA, Wis.--A Green Bay real estate developer plans to transform the Fox Valley Greyhound Park into a hotel-convention center and water park with a tropical Hawaiian motif. 

Paul Kaczrowski, owner of Prestige Realty Co. in Green Bay, announced along with Kaukauna city officials the $35 million-plus project Wednesday at the abandoned track. 

The City of Kaukauna will buy the land from Delaware North, the original dog track developer, for $5.3 million, according to Robert Jakel, Kaukauna's director of planning and community development. 

Prestige Realty plans to construct a $30 million addition to the existing building. Kaczrowski said the first phase of the project, which will begin in a few weeks, will expand the building from 93,000 square feet to 270,000 square feet and include a 252-room hotel and convention center. 

The addition would include a water park and a 50-foot indoor volcano with lights and smoke simulating an eruption every half-hour. 

The project design allows views of the water park from all areas of the complex, including the hotel and restaurant, Kaczrowski said. 

The second phase of the project calls for construction of another hotel wing with 288 rooms. That addition is expected to include a sports bar, fitness center, amphitheater, convention center, dining room and gift shops. 

Additional long-term plans include an outlet shopping center and recreation facilities such as batting cages, miniature golf, driving range and paddle boating. 

Kaczrowski said he also is considering adding an aquatic fitness center that he claimed would be the first of its kind in the country. 

The city will encourage private development through creation of a tax incremental finance district, Jakel said. 

From $50 million to $80 million will be invested in the entire project, according to the city and the developer. 

The Fox Valley Greyhound Park was built in 1989 at a cost of $18 million and was operated by Delaware North from its opening until it closed in 1993.
