How to Maximize Hotel Revenue in 3 Easy Steps

David Eisen | June 19, 2019

By David Eisen A hotel operator, a hotel owner, and an asset manager walk into a bar… sounds like the setup to a terrible joke, right? But growing and maximizing revenues is no laughing matter, especially in a listless RevPAR environment. According to a recent equity note from Baird, RevPAR growth expectations in the U.S. have declined by 25 to 50 basis points since the beginning of the year. HotStats data shows that 2019 Q1 RevPAR was up 1.2 percent over the same period last year; in Europe, RevPAR was only up 0.7 percent over the same period. The data are clear: Rooms revenue is waning, and not growing at the same pace as in years p...

What Is TRevPAR (Definition and Why It Matters)?

David Eisen | June 10, 2019

By David Eisen In a previous blog post, I took aim at RevPAR. My pursuit: to puncture the long-held notion that it’s the most exemplary data point to consult within the hospitality industry. And, according to one comment, I succeeded in doing so (thank you, Don Weintraub, you made my mother very proud). My thesis was not that RevPAR is obsolete; following it is still necessary, especially since RevPAR tracks revenue derived from the rooms department, the largest source of revenue for a hotel. It’s akin to tracking cap rates when investing in hotels—one data point but not the end-all. RevPAR (a combination of rate and occupancy) is...

Hotel Benchmarking Reports: The Value of Monthly Data

May 30, 2019

By David Eisen Sometimes, the best way to begin a blog is by borrowing a quote. It's admittedly a conceit that helps contextualize your subsequent thoughts—an artistic device, like a voiceover in a movie. So that's what I'm going to do here to begin; use someone else's words to illustrate my own thoughts. In this instance, I turn to W. Edwards Deming, whose Wikipedia page explains that he was an American engineer, statistician, professor, author, lecturer, and management consultant. In perfect symmetry, he passed away in 1993 at age 93, and over the course of his nine-plus decades became regarded as having had more impact on Japan...

Making Food and Beverage a Focal Point in the Hotel Industry

David Eisen | May 22, 2019

By David Eisen Ever since Fred Harvey opened his first "eating house-hotel" establishment along the Atchison, Topeka and Santa Fe Railway (AT&SF) tracks in Kansas in 1878, food and beverage has become an integral part of the hospitality business in the U.S. Harvey's invention was a more formalized approach to what was served to guests of the grand hotels and smaller inns that dotted the landscape from Europe to Asia throughout eras before. And while approaches to F&B have changed over time, F&B within the hotel space had historically been a loss leader, an afterthought, with the bulk of revenue derived from rooms. Success wa...

RevPAR Is Only One Piece of the Picture

David Eisen | May 17, 2019

By David Eisen Imagine you're scouting a young baseball player or footballer—someone experts have pegged as the next Derek Jeter or Lionel Messi. You can't, however, just take their word for it; you have to see their performance for yourself and also dig into the numbers—into how they rate statistically. Now, imagine you are only allowed to consult one statistic, such as batting average (hits divided by at-bats) or goals scored. Then, imagine that within this context, our Jeter heir apparent is hitting a more-than-respectable .315, and our Messi-to-be is his team's leading goal scorer. Great news, right? Well, yes and no. ...

HotStats July US Hotels Market Update: TrevPAR Grows but Profits Slide at US Hotels

HotStats | September 1, 2017

LONDON, September 1, 2017 GOPPAR dropped by 0.7-percent at hotels in the USA this month, as the 1.1-percent increase in TrevPAR was cancelled out by escalating costs, according to the latest worldwide poll of full-service hotels from HotStats. Although year-on-year growth in RevPAR at hotels in the USA remained flat this month, at $157.48, an increase in non-rooms revenues, including Food and Beverage (+2.0-percent) and Conference and Banqueting (+1.5-percent), meant that a 1.1-percent increase was recorded in TrevPAR, to $234.20. That said, in spite of the year-on-year increase, the TrevPAR achieved this month was the second lowest of ...
