---
PUEBLA, Mexico-July 14, 1998--Grupo Posadas, owner and operator of Fiesta Americana hotels and resorts throughout Mexico, announced construction has begun on the $20 million, five-star Fiesta Americana Puebla.

The 200-room Fiesta Americana Puebla will be located in the La Vista Golf Club community, offering guests many amenities of the club including access to the 18-hole golf course designed by Robert Von Haggen, pool and tennis courts. The La Vista Golf Club community is only 15 minutes from the center of the city of Puebla and 10 minutes from the convention center. Puebla is one of Mexico's most important industrial cities and home to the largest Volkswagen assembly plant in Mexico. The city's colonial zone, archaeological sites and famous local cuisine also attract many tourists.

The property will feature contemporary Mexican architecture, a restaurant, cafeteria, snack bar, lobby bar, pool, spa, business center and meeting space for up to 800 people. It is scheduled to open in the fall of 1999. "Fiesta Americana seeks to provide a `second home' for our guests," said Pablo Azcarraga, director of Fiesta Americana hotels and resorts, "a home away from home where all of their personal and business needs are met, and where they receive the highest quality service."

Fiesta Americana's aggressive expansion plans include the development of new resorts and new management contracts throughout Mexico and Latin America, including the construction of the 600-room Fiesta Americana in Cabo del Sol and the construction of three Fiesta Americana resorts in the State of Quintana Roo's new tourism districts -- the Riviera Maya and Costa Maya. The 250-room Fiesta Americana, Tulum, the 80-room Fiesta Americana Costa Maya and the 40-room Fiesta Americana Kohunlich will be fully operational by winter of 1999. Grupo Posadas, Mexico's largest owner and operator of hotels, operates 16 five-star Fiesta Americana resorts and 22 four-star Fiesta Inn hotels throughout Mexico. Grupo Posadas is the best-known Mexican hotel corporation in the world. It is also the fastest growing hotel operator. Today, we have more than 40 hotels located in beach resorts and cities in Mexico, the United States and Latin America.

In Mexico, Posadas provides 20% of rooms in the tourist category. In addition to operating other hotel brands, the company has developed two hotel concepts operating under strict standards of service: Fiesta Americana, the casual luxury hotel trademark considered "The Best Mexican Hotel Chain" by World Travel Awards (a prize awarded by Tour & Travel News) and Fiesta Inn, specializing in lodging for the frequent business traveler.

Both chains are in the process of developing ambitious expansion plans that include new hotels that will considerably increase their geographic coverage.

The presence of new hotels on several beaches and in strategic locations is essentially a response to confidence in the future growth of Mexico and of the international markets where we plan to make a greater showing.

This expansion is based on consistency and a Standardization Process that allows us to offer guests complete peace of mind during their stay with us, as well as the same service, quality and attention in the United States, throughout Mexico and in Latin America.
