April 30, 2013--Three Affiliated Tribes is funding a hotel on the United Tribes Technical College campus.

"With UTTC near the Bismarck airport, it makes great business sense," Three Affiliated Tribes Chairman Tex Hall said in a statement. "It's the kind of investment the tribe is looking for."

The hotel will be a six-story, 160-room Hyatt Place. It will have a 10,000-square-foot conference center, restaurant, business center, fitness center, pool and gift shop. The estimated cost is $33 million.

Three Affiliated Tribes will be the lead investor. The United Tribes of North Dakota board of directors approved the financing on March 26. Other tribal investors also are invited to join the venture, David Gipp, United Tribes Technical College president, said in a statement.

The hotel will be located on 10 to 11 acres in the northwest corner of the campus, off University Drive adjacent to the Bismarck Airport. Groundbreaking is planned for July with completion in summer 2014.

"The energy boom offers a good opportunity to serve travelers coming into the area by air," said Gipp. "Our location is ideal for meetings and conferences and convenient for corporate and leisure travelers alike."

The hotel will be run by an outside management company, said Tiffany Hodge, UTTC enterprise director. Educational internships in hotel management, business administration, security and food service also will be held for United Tribes college students at the hotel. The college is in the process of planning curriculum and getting accreditation for those degree programs, Hodge said.

"In the long term, we see this as a revenue source to help support the college," Gipp said. "That is one of our primary motives, along with training and education."

All Nations Development Alliance, Mortenson Development and Thor Construction will handle development, design, financing and construction. Leo A. Daly has been selected as architect and Dougherty Funding will be structuring the overall project financing.

Three Affiliated Tribes is one of the college's five governing tribes, along with Sisseton-Wahpeton Oyate, Spirit Lake Tribe, Standing Rock Tribe and Turtle Mountain Band of Chippewa.
