KSL Building 35 Whole-ownership, Limited-term-use
Condominiums at Historic Hotel del Coronado
CORONADO, Calif.- Aug. 23, 2006 -- We've all experienced it -- that longing on the final day of a satisfying vacation to linger just a bit longer at a favorite resort. Many of us have even fantasized about what it would be like to own a place at a treasured locale. The legendary Hotel del Coronado, a National Historic Landmark, is making this dream come true with an exclusive real estate offering of 35 luxury whole-ownership, limited-term-use condominiums, known as Beach Village. "For the first time in the resort's 118-year history, it will be possible to own your place at The Del," said Vice President and General Manager Todd Shallan.

Situated on Hotel del Coronado's award-winning beach, Beach Village will present the ultimate Southern California vacation destination. Inspired by the original hotel's coastal cottage architectural style, each two- and three-bedroom cottage and villa will feature a great room with kitchen, dining and living areas, master suites, cozy fireplaces, and an ocean-view balcony or private outdoor terrace. A private enclave with pools and hot tubs, the Beach Village will also offer access to the resort's newest amenities, including world-class spa and state-of-the-art fitness center, along with personalized concierge service (certain fees may apply).

The Del's Beach Village offering is the newest entry in a burgeoning condo-hotel trend. La Costa Resort & Spa in Carlsbad, Calif., Lions Head in Vail, Colo., Four Seasons in Jackson Hole, Wyo., St. Regis in N.Y., and Fontainebleau in Miami, Fla., have also made the foray into the condo-hotel market. "What makes this offer unique is that it is truly a one-of-a-kind opportunity to own a place at an American icon," said Beach Village Sales Executive Gary Driver.

Beach Village is exclusive offering of 35 whole-ownership, limited-term-use cottages and villages featuring two and three bedroom floor plans. These condominiums are located along the beach on the northwest side of the resort. Owners may enjoy the use of their condominium up to 90 days per year, with up to 25 days use in a 50-day period. When owners are not occupying their unit, it will be made available to the public through a rental program.

With a coastal cottage architectural style, and red-shingled roofs inspired by The Delís classic red turrets, each condominium is fully amenitized with a stylish and sophisticated design aesthetic. The attention to detail exhibited in the architecture, landscaping and interior decor is in keeping with the 118-year legacy of the Hotel del Coronado.

Starting prices for Phase 1 are anticipated to range from $2,700,000 to more than $3,900,000, depending on unit selected

From presidents and dignitaries to Hollywood actors and famous authors, The Del has over a century of stories to tell. "Now people can truly share in The Del's legend in a way never before possible and create their own history," concluded Driver.

Beach Village owners may enjoy use of their property for up to 90 days a year, with up to 25 days use during any 50-day period. "The property's usage policy has so much flexibility we believe it will fit most anyone's preferred schedule," said Shallan. "In addition, when the owners are not using their condo it will be made available for rental to the general public either directly by the owner or through the resort's leasing company or other approved rental companies."

Beach Village owners will be excited about The Del's Master Plan enhancements currently underway, which include a world-class spa and a state-of-the-art fitness center. These enhancements are scheduled to be unveiled in phases in 2006 and 2007.

The Master Plan comes on the heels of 2005 renovations including: a $10 million redesign of all of the resort's 679 guestrooms and suites; the Paseo del Mar, an oceanfront boardwalk; and the resort's newest restaurant, 1500 OCEAN.
