Gemstone Resorts International, LLC Signs Contract to Asset
Manage the Sedona Rouge Hotel & Spa in Sedona, Arizona

PARK CITY, Utah, August 23, 2005 — Gemstone Resorts International, LLC, a leading resort management company that specializes in managing and asset managing four- and five-diamond-quality, unique urban hotels and lifestyle resorts, today announced that it has signed a contract to asset manage the Sedona Rouge Hotel & Spa in Sedona, Ariz.

“We have a strong background in luxury resorts and in the Western region of the country,” said Jeff McIntyre, Gemstone principal  “This is a four-star-quality resort that opened in June in one of the Southwest’s most stunning settings.  The hotel’s unique design and Moorish- and Spanish-influenced architecture, make it is one of the finest properties in Sedona.  Our immediate goal will be to help fine-tune the property’s positioning in the marketplace and to plan with the operator an aggressive marketing strategy that targets leisure, travel, small-to-mid-size meeting groups and weddings and other family functions.”

In addition to world-class dining at Reds Restaurant and bar, the 77-room property, located at 2250 West Highway 89A, provides a fitness center, swimming pool and 5,800 square feet of meeting and function space capable of accommodating up to 75 people.  Integral to the ambience and character of the resort is the full-service spa featuring eight treatment rooms and seven specially-designed spa guest rooms.  The spa guest rooms incorporate large private soaking tubs in each room.

Room amenities include custom-designed beds with 250-thread count linens and goose down feather duvets, spacious walk-in showers with overhead rain shower spray nozzles, high-speed wireless Internet access, private balconies and a 32” LCD flat panel television.

The Sedona Rouge’s architecture features carved stone columns, ironwood balconies and railings that resemble work from bronze-age Europe to create dramatic contrasts between the area’s red rock outcroppings and shaded green canyons.  The rooftop terrace offers guests a 360-degree view of the surrounding area.

“Asset management is an important component of Gemstone’s expertise.  We asset manage a wide array of luxury resorts and urban hotels, both independent and branded, and we continue to seek opportunities with similar properties,” McIntyre noted.  “As asset managers, our goal is to help owners achieve the highest and best use of every square foot of their properties and to strike the best balance between short- and long-term profitability.”
