Doubletree Hotels Adds Nine Properties, 
All Are Conversions; 
Approximately 25 Additional Doubletree Deals
in Various Stages of Planning

BEVERLY HILLS, Calif.  (June 6, 2005)  � Doubletree® Hotels today announced that between January and June of this year the brand has added nine new hotels to its growing roster.  This rapid growth pattern puts Doubletree on a solid development pace that could potentially add nearly 20 hotels to the brand�s current collection of 160 full-service properties during 2005.  With approximately 25 additional Doubletree deals in various stages of planning and/or development, Doubletree is well on its way to accomplishing its goal to increase its current hotel portfolio to 200 full-service hotels throughout North America and Latin America by 2008.

�In today�s fast growing hotel investment market, it�s important that owners and franchisees align products with a brand and a company that provides them with the tools to meet or exceed their revenue performance goals.  Doubletree provides an ideal opportunity for developers to successfully build or convert a full-service hotel in markets where demand exists,� said Dave Horton, senior vice president � brand management for Doubletree.  �From construction or conversion right through day-to-day operations of the hotel, the support structure available through our brand is one of the best in the industry.  As a result, we continue to receive significant interest from hoteliers throughout North America who understand and appreciate the flexibility and affordability of our brand�s resources, as well as the opportunity to reposition their assets with us.�

Doubletree hotels benefit from an experienced hotel support team as well as a global marketing, sales and technology infrastructure.  This important combination provides owners and developers with the tools and support programs they�re looking for to drive business to their hotels, build and retain customer loyalty and manage their business for maximum results.

All of the properties that have joined the Doubletree collection during 2005 are conversions from other brands or independently run properties, which is one example of how hotel owners see the benefit in affiliating with Doubletree and the Hilton Family of Hotels.  However, the brand is looking equally at both new builds and conversions in the U.S. and Canada as part of its overall growth strategy.

The most recent additions listed below are operating under franchise agreements with Doubletree Hotel Systems, Inc., a wholly owned subsidiary of Hilton Hotels Corporation, and include: 

DOUBLETREE HOTEL TARRYTOWN � Situated in one of the Northeast�s most desirable locations for business and pleasure, the Doubletree Hotel Tarrytown is just 25 minutes from downtown Manhattan in Westchester County. The 250-room, full-service hotel, which is surrounded by the corporate offices of several Fortune 500 companies and currently features 16,000 square feet of meeting space, makes for an ideal corporate retreat. A $10 million hotel wide renovation will begin this summer, which include plans for a new 8,000-square-foot ballroom addition next year. Formerly a Hilton hotel, the Doubletree Hotel Tarrytown is owned by 455 Hospitality, LLC and managed by Pyramid Advisors LLC.

DOUBLETREE HOTEL CHICAGO-OAKBROOK � Formerly a Hyatt hotel, this Doubletree is located in one of Chicago�s finest suburbs on 25 lushly landscaped acres. The hotel�s 30,000 square feet of extensive meeting space includes 16 conference rooms, three boardrooms, two ballrooms and a state-of-the-art Executive Training Center. The Doubletree Hotel Chicago-Oakbrook is undergoing a $15 million property wide renovation, which will include improvements to all 423 guestrooms and all public areas during the next several months.  The Doubletree Hotel Chicago-Oakbrook is owned and managed by PHC Oak Brook LLC.

DOUBLETREE HOTEL MADISON � A $3 million makeover has been completed to introduce the first Doubletree hotel in Wisconsin, which features 163 guestrooms and 5,000 square feet of meeting facilities that host a variety of social, state and corporate functions.  Guests are never more than minutes away from the vibrant capital city�s numerous attractions including the University of Wisconsin, State Capitol, Monona Terrace Convention Center and the Alliant Energy Center.  The hotel is owned and managed by Motor Lodge Associates of Madison.

DOUBLETREE HOTEL GRAND JUNCTION -- Located in the Grand Valley, where the Colorado Rockies meet the Utah desert, this 273-room property is the largest full-service hotel in Western Colorado.  With more than 12,000 square feet of meeting space and a vast amount of landscaped acreage for year-round outdoor events, the hotel is the region�s premier gathering place for meetings to social events. The hotel is launching into a multi-million-dollar product enhancement plan, which will bring considerable improvements throughout the entire hotel.  The Doubletree Hotel Grand Junction is owned and managed by Stonebridge Companies.

DOUBLETREE HOTEL ATLANTA/ALPHARETTA � WINDWARD -- This 79-room Doubletree is in the Windward business district of one of the Atlanta�s fastest growing suburbs. Surrounded by some of the leading technology-focused businesses in the country, the hotel offers 1,000 square feet of meeting space. Historic Downtown Alpharetta Square and the popular North Point Mall are just a short drive away.  The Doubletree Hotel Atlanta/Alpharetta-Windward is owned and managed by North Point Hospitality Group.

DOUBLETREE HOTEL BURLINGTON -- Located in Vermont�s largest city in the scenic Lake Champlain Valley, this award-winning New England addition to the Doubletree collection has put the finishing touches on a $5 million renovation. Guests will enjoy 130 well-appointed guest rooms and 33 suites, a conference center with 6,000 square feet of flexible meeting space and the renowned Trader Duke's restaurant.  Formerly a Clarion Hotel & Suites, the Doubletree Hotel Burlington is owned and managed by Lodging North, Inc.

DOUBLETREE HOTEL NORWALK � Marking a return to the Doubletree brand later this week, a multi-million-dollar renovation is underway to reinvigorate this Connecticut hotel�s 266 guestrooms and 6,400 square feet of event space. Surrounded by corporate headquarters and office parks, this suburban hotel is just two miles west of downtown Norwalk and the eclectic shops and restaurants of the city�s historic SoNo district. The Doubletree Hotel Norwalk is owned and managed by Post Road Investors LLC and managed by The Hotel Group.

Additional cities currently slated for Doubletree openings during the second half of 2005 include Memphis; Washington D.C.; Pittsburgh; Chicago; Key Largo, Fla. and Anaheim, Calif.
