Ballymore Appoints Radisson Edwardian Hotels to
Operate a 4-Star Hotel at New Providence Wharf

LONDON, April 18, 2005 - Ballymore has appointed Radisson Edwardian Hotels (REH) to operate a four-star, 169-bedroom hotel at its award winning 'New Providence Wharf' development in London's Docklands. The riverside hotel, which will be operated by REH under a long-term management contract, is due to open in summer 2007 and will fulfill the increasing demand for luxury accommodation and facilities in the Canary Wharf area.

The hotel will comprise an eight-story building connected via a triple height glass atrium to the base of the development's iconic 30 story Ontario Tower.  Designed by Skidmore Owings & Merrill (SOM), the hotel will have a curved glass, stainless steel and terracotta facade to complement the development's existing buildings.  A contemporary interior will be designed by Aukett.

The hotel will offer comprehensive facilities, including a health spa, brasserie, river view restaurant with terrace and a cocktail bar.  Hotel services will be provided to residents of the neighboring New Providence Wharf buildings. There will also be a full range of business facilities, including conference, meeting and banqueting rooms.

Jasminder Singh, Founder & Chairman of REH, comments:  "We are particularly excited by this project. As a major supplier of deluxe hotel accommodation, we want to continue to provide a comprehensive coverage of London for all our customers. There is no doubt that they have a strong need for quality accommodation in one of the world's fastest emerging financial districts."

The hotel forms a significant component of New Providence Wharf, Ballymore's mixed-use scheme, which already includes over 700 residential apartments, with an ancillary health and leisure suite.  An additional 300 units will follow in future phases, also with shops and offices.  The development's exceptional architecture is complemented by impressive landscaped grounds, which include planted areas, riverside walkways and large-scale water features.

Radisson Edwardian Hotels is a collection of 12 deluxe hotels located in central London, Heathrow and Manchester. Each of the hotels is carefully designed to provide stylish accommodation, combined with a high level of service, and includes individually designed rooms, the latest technology, meeting spaces and chic restaurants and bars.
