ATLANTA, Georgia, March 7, 2005 - Thompson Calhoun Fair, LLC, an Atlanta-based
hotel real estate firm, announced today that it advised J.V.C. Corporation
in the disposition of the Budget Motel located in Fort Wayne, Indiana.
The Budget Motel is located at 3501 Harris Road in Fort Wayne, Indiana,
proximate to Interstate 69, Indiana Route 930 and Interstate 469.
The hotel consists of one two-story, interior-corridor building comprising
the 62 guest rooms, a lobby and a breakfast area. The property is
situated on approximately 2.3 acres. The property was sold to 2508
Jacksonville Highway, a Nevada LLC, for an undisclosed amount.

their objectives for this transaction. The property will undergo
extensive renovations and a market repositioning.�
