Grupo Posadas Hotel Portfolio

.

Mexico City - Dec. 3, 2004 - With Mexican tourism numbers up 10 percent in the first three quarters of 2004 compared to the same time last year, Grupo Posadas, Mexico's largest hotel company, is poised to keep pace in the race to welcome foreign visitors.

The recently reported 10 percent jump in tourism numbers equates to more than 15 million foreign visitors to Mexico during the first nine months of 2004, said the Mexican Tourism Board.

With its own net sales revenue up 14 percent in third quarter 2004, Grupo Posadas plans a healthy expansion - some 35 new properties and more than 3,800 rooms - in the next three years. The company now controls 69 hotels, representing 13,128 rooms, in Mexico, and additional properties in the United States and Latin America.

During third quarter 2004 and October alone, Grupo Posadas added four new properties, with 542 rooms, under its Fiesta Inn flag. Sites include Villahermosa, Mexicali, San Luis Potosi and Nogales. Grupo Posadas, based in Mexico City, owns five brands: Fiesta Americana Grand, Fiesta Americana, Fiesta Inn, Caesar Business, Caesar Park and The Explorean, a luxury adventure resort.

The company now has 25 more hotels in development, whether under construction or signed management agreements, opening over the next two years.

Among the most anxiously awaited openings is the Fiesta Americana Grand Aqua, set to celebrate its new arrival in early 2005. As one of the company's world-class "Grand" luxury brand resorts, the Aqua will feature 371 ocean view rooms and suites, exquisite spa services and fine dining under the direction of internationally-recognized chefs, Patricia Quintana and Michelle Bernstein.

The Fiesta Americana Grand brand and the Fiesta Americana chain consistently receive international awards for excellence. For example, the Fiesta Americana Grand Coral Beach in Cancun recently received its 11th consecutive AAA Five Diamond Award, the only Mexican resort to earn the honor that many years in a row.

Fiesta Americana properties in Los Cabos, Cancun and Puerto Vallarta regularly receive the Pinnacle Award, an honor that is equated with a Mobile Five Star or AAA Five Diamond recognition. The award is given annually by the meetings and convention industry to premier properties serving its field of professionals.

Grupo Posadas has been traded on the Mexican Stock Exchange since 1992, under the ticker names POSADASA and POSADASL; the A and L series are traded in the United States under the ticker names GRPALP y GRPYP. Founded in 1970, the company now controls 84 properties in some of the most popular urban and coastal destinations throughout Mexico, Latin America and the United States.
