Richfield Assumes Management of
San Leandro Hilton Garden Inn

Management company’s portfolio grows with Hilton brand
and within the California business and leisure markets

Denver, CO. — April 1, 2004 —Richfield Hospitality, Inc. assumes management today of the one-year-old Hilton Garden Inn in San Leandro, Calif. The property, owned by San Mateo-based Amin Group, is located just minutes from Oakland International Airport and 30 minutes outside of San Francisco.

“Richfield is pleased to add the Hilton Garden Inn to its growing portfolio of branded hotels,” said Aik Hong Tan, Richfield president. “For more than 30 years, Richfield has worked side-by-side with franchisors and hand-in-hand with franchisees to deliver heightened profits and increased asset value. Our understanding of the various franchise systems has lead to our success in maximizing our clients’ return on investment through the various brand programs and initiatives.”

Mike Amin, managing partner of the Amin Group, said because his company is diversifying away from management to focus more on real estate investment, Richfield was brought on board to oversee the daily operations, reduce operating expenses and drive revenue.

“As the economy remains a national problem, we are challenged locally with increasing average daily rate,” Amin said. “Occupancy seems to be stabilizing and even increasing, while rate continues to suffer due to softness of the marketplace.  It’s a sign of the times.

“We knew the time was right to bring in a management company whose business model and operating strategies mirrored our own, and who could provide us with better efficiencies and a boost in business through their various e-business channels,” he said. “Richfield was selected from among a half-a-dozen contenders because of its reputation for success, its track record for increasing revenues among client hotels and its overall corporate culture – from the president down to each and every management team member.”

Richfield has a proven track record of assisting owners and operators who are experiencing increased performance concerns relating to the repositioning of their asset in its competitive market, as well as improving profitability flow through. The company has successfully managed more than 250 properties, encompassing the entire range of product type, quality, size and scope of operation.

“Most management companies cannot afford to have the level of expertise on board that is apparent at Richfield,” Richfield’s Tan said.

Cross-Selling Opportunities

The Hilton Garden Inn represents the sixth property for Richfield in Northern California, making for exceptional cross-selling opportunities, said Bill Zollars, Richfield Vice President of Operations. Richfield currently manages meeting/convention hotels and boutique resorts in Mendocino and Sunnyvale.

“The Hilton Garden Inn is compatible and consistent with our portfolio of California hotels,” Zollars said. “The property caters to a diverse mix of week-day business travelers seeking upscale, business-class accommodations, and weekend leisure travelers seeking affordable, quality lodging within close driving distance to San Francisco’s dining and entertainment mecca.”

Zollars said Richfield immediately will begin to build awareness, occupancy and average daily rate for the property among the San Leandro and Oakland business market, and build top line revenue for its owner through cross-selling and specialized marketing initiatives.

“The Hilton Garden Inn is in a fabulous location, enabling us to not only increase business locally for the hotel through major nearby corporations such as Otis Spunkmeyer, Kraft Foods, Coca-Cola Bottling Co. and Ghiradelli Chocolates, but to also introduce these companies to Richfield’s other hotels in the California travel corridor,” Zollars said. “We welcome this new partnership.”
