the Radisson Hotel Atlanta Airport -

ATLANTA, Georgia, April 20, 2004 - Thompson Calhoun Fair, LLC, an Atlanta-based hotel real estate firm, announced today it advised College Park Holdings, LLC in the disposition of the Radisson Hotel Atlanta Airport located at 5010 Old National Highway in Atlanta, Georgia. Located one mile from the Atlanta Hartsfield International Airport, the property is just off of Interstate 285 and close to Interstates 75 and 85. The 232-room, interior corridor hotel has a full-service restaurant and lounge, indoor and outdoor swimming pools and approximately 7,000 square feet of meeting space. The property was sold to MTAC Hospitality, LLC, a Florida company, for an undisclosed amount.

Al Calhoun, a founding partner of the firm stated, �The characteristics of the Radisson's deal structure are typical of what we are seeing in the market. Although I cannot go into specifics at this time, I am confident the investment objectives of both the Seller and Buyer were met. We are seeing a real recovery in the volume of hotel transactions - especially those for full-service hotels. With the number of new construction hotels still depressed, developers and operators are looking into more existing hotels for potential turnaround opportunities such as the Radisson Airport Atlanta."
