Sonnenblick-Eichner Retained to Finance $250 Million 
St. Regis Monarch Beach Resort

Los Angeles, California - June 12, 2000 - Sonnenblick-Eichner Company has been exclusively retained by Capital Pacific Holdings, Inc to arrange construction financing for the new St. Regis Hotel Monarch Beach Resort located in Dana Point, California.

The approximately $250 million resort will include the development of a new 400-room St. Regis Hotel located on 209 acres in the prestigious South Orange County City of Dana Point. The project also includes the improvement of the existing Monarch Beach Golf Links, an 18-hole championship Robert Trent Jones, Jr. oceanfront course, and an exclusive beach club on the Pacific Ocean.   The seven-story hotel is being built to Mobil �Five Star� and AAA �Five Diamond� standards and will include approximately 30,000 square feet of meeting space and up to 28,000 square feet of spa facility. 

Upon completion, the St. Regis Monarch Beach Resort will be California�s only 5-star/diamond resort offering championship golf, spa and an exclusive beach club on the Pacific Ocean.  �The St. Regis affiliation complements the unique site and amenities that the resort will offer its guests,� commented Elliot Eichner, Principal of Sonnenblick-Eichner Company, who introduced St. Regis to the transaction. 

Sonnenblick-Eichner is also arranging a $25 million facility for the renovation of the golf course by renowned golf course architect, Ted Robinson. Part of the resort will include the development of up to 238 luxury residential units possibly offering St. Regis hotel amenities.

Sonnenblick-Eichner Company is a Los Angeles based real estate investment banking firm.  Recent transactions that the principals of Sonnenblick-Eichner Company have closed include the $117,000,000 leasehold financing for PIER 39 in San Francisco, the $243,000,000 sale of the Westin St. Francis Hotel in San Francisco, and the $70,000,000 financing of the leasehold interest in the Airport Industrial Park at the Honolulu International Airport.  Current transactions that Sonnenblick-Eichner Company is marketing include the financing of the 500-room WestCoast Anaheim Hotel located one block from DisneyLand in Anaheim, California, and the procurement of debt and equity for a to-be-built $40,000,000 condominium project located in the Pacific Heights area of downtown San Francisco.
