Kemper Development Company Selects Starwood to
Manage 337-room Luxury Hotel in Bellevue,
Washington Under its Westin Brand

.

WHITE PLAINS, N.Y - Oct. 26, 2004 -- Starwood Hotels & Resorts Worldwide, Inc. (NYSE:HOT) was selected by Kemper Development Company (KDC), the developer of Lincoln Square, to manage the 337-room luxury hotel at Lincoln Square under its Westin brand. Located at the corner of NE 8th and Bellevue Way, The Westin Bellevue at Lincoln Square will provide a critical component to this 1.4 million-square-foot mixed-used project. Westin had been originally selected by previous Lincoln Square management and, after an exhaustive process, was once again selected by the KDC.

Construction on the site re-commenced in January 2004 after Kemper Development Company affiliates acquired the site from the previous developer. The project has a slated completion date of fall 2005. Phase I of the property development includes 148 luxury condominiums which rise above the hotel tower; a retail component of approximately 310,000 square feet; and a 1,700-space underground parking garage. The 27-story office tower development will follow in Phase II.

"After a long search and extensive negotiations with a number of the country's finest hotel chains, we are proud to have secured Westin Hotels for this prestigious property," says Kemper Freeman, Jr., Chairman and CEO of Kemper Development Company. "Each of the prospects brought significant value to the table, but the appeal of the Westin brand best suited the project. In the Pacific Northwest, we grew up with Westin Hotels before they became part of the Starwood organization. We admire this hotel company for remembering its Northwest roots as it has continued its worldwide expansion. This Eastside hotel will be a wonderful complement to our adjacent properties and bring an incredible level of luxury and service to Lincoln Square."

"This project has always been of strong interest to Westin because it is a perfect fit for this upscale and dynamic multi-use facility," said Sue Brush, senior vice president, Westin Hotels & Resorts. "We are eager to have The Westin Bellevue at Lincoln Square join other Westins in the Northwest including The Westin Seattle, The Westin Portland, the Westin Bayshore and The Westin Whistler."

The new hotel will feature 337 luxury guestrooms and approximately 17,625 square feet of meeting and banquet space. The Westin will also provide services to the high-rise luxury residence, One Lincoln Tower, bringing a whole new level of luxury living to the project.

Kemper Development Company (KDC) is a privately held development and management company based in Bellevue, WA.
