International Occupancy and Rate Report
March 2003 Summary Report

General issues
  • Build up and eventual start of the war in Iraq on 20 March 2003 impacted travel patterns across the world. Demand for hotel accommodation in the Middle East and key European gateway cities were consequently affected.
  • Outbreak of SARS (severe acute respiratory syndrome) started to impact demand in key locations across Asia Pacific.
  • Timing of Easter, last year this fell in March.
Asia Pacific
  • Auckland / America Cup Final - last race held on the 5 March 2003.
  • Hong Kong / World Health Organisation (WHO) issued emergency guidance for travellers and airlines due to spread of SARS.
  • Singapore / Reported cases of SARS started to impact hotels performance.
  • Sydney / Increase in average room rate of 16.2 percent is a function of the exchange rate of the Australian dollar to the US dollar.
Caribbean & Latin America
  • Buenos Aires / Hotel performance improving in line with improved economic conditions. Steady economic recovery in Argentina in 2003, after five years of recession, has naturally had a knock on impact on demand for hotel accommodation.
  • Sao Paulo / The devaluation of the Brazilian Real is a primary reason for the declines in average room rate when reported in US$.
Europe
  • Hotel performance across key gateway cities further compounded by the war in Iraq.
  • Vienna / The 600-room Hilton closed for refurbishment in January 2003, thus reducing supply.

Middle East

  • Hotel performance across the region impacted by the war in Iraq.

NOTES

Contributing hotels include both independent and group operated units and the sample is typically representative of quality hotel supply. To ensure direct comparability of results, only hotels that have been able to provide two full years of trading data have been included in this survey. The exception however, is that new hotel openings are now included in the results.
