March 31–The Omni Hilton Head Oceanfront Resort completed the last phase of a $17 million renovation project last week, according to resort leaders.

The final, $9-million portion of the project updated the resort’s 323 rooms with new flooring, kitchens and furniture, said Warren Woodard, the resort’s director of sales and marketing.

Each of the resort’s standard studio, traditional and 20 oceanfront suites now have new beds, bedding and furniture with a blue-green color scheme, Woodard said. The suites also have new kitchenettes with new appliances and new marble counter- and tabletops, he added.

The work completes a three-year project to update the entire resort, including renovations in 2012 and 2013 to the Omni’s front entrance, lobby, meeting facilities, fitness center, pool and spa, Woodard said Tuesday.

“It was very difficult during the downturn to reinvest,” he said. “As we started to see in 2011 and 2012, there was some glimmer that the market was coming back … the timing was good.”

The upgrades are the latest in a slew of renovation projects that have invested more than $400 million into island developments, including the Shelter Cove Towne Centre, according a report by Successful Meetings Magazine, which covers the hotel and industry for trade show professionals.

Over the past three years, the Sonesta Resort Hilton Head Island and Westin Hilton Head Island Resort & Spa each underwent $30 million renovations. The Hilton Head Marriott Resort and Spa and The Beach House, previously the Holiday Inn Oceanfront at Coligny Circle, also upgraded their facilities during that time.

“There’s really sort of a renaissance (on Hilton Head) that’s not even limited to the hotels, but when you look at the Shelter Cove development and all of the things at Sea Pines (Resort),” Woodard said. “Just the whole infrastructure, it’s pretty widespread. The timing of it is cool for everybody.”
