Oct. 20–FORT WORTH — A second hotel and a slew of national brand restaurants could be headed to the AllianceTexas development in far north Fort Worth. But its developer is hoping to snag a corporate headquarters relocation like Toyota, which is moving its U.S. headquarters from California to Plano.

“There’s a lot more of these kind of companies in the system that want to move into Texas,” Ross Perot Jr., told about 300 attendees at a Fort Worth Chamber of Commerce luncheon on Monday. “Our job is to make sure as these clients come in, we give them a great reception.”

Perot is chairman of Hillwood, the company behind the 18,000-acre AllianceTexas development that straddles Interstate 35W in far north Fort Worth. As Fort Worth prepares to mark the 25th anniversary of Alliance Airport in December, Perot said Monday that Alliance is only half-developed and that construction continues in all the project’s real estate sectors.

Currently, Hillwood has 3 million square feet of speculative industrial space under construction, about 100,000 square feet of retail space at Alliance Town Center and a speculative three-story, 150,000-square-foot office building called Hillwood Commons.

Hillwood is also finalizing a deal with Marriott for a 147-room hotel along the service road of Interstate 35W and Heritage Trace Parkway. The hotel would have conference space and a ballroom.

Perot said a tenant announcement for some of the office space and new restaurants could come in the next 30 days.

But, he said, a second hotel and additional office space is also now planned for Alliance, and one industrial tenant wants to almost double its space to 1 million square feet. Alliance is home to about 370 companies.

“Our industrial portfolio is 100 percent leased,” Perot said. “We always pride ourselves on having space available. Now we’re having to catch up. Our challenge is to keep up with the growth. We will continue to build office. There’s a shortage of office here.”

One attendee asked if Top Golf sports entertainment facility would be coming to Alliance. “That’s one we’d love to get,” Perot said, adding, “We have an unbelievable restaurant line-up coming. I don’t have enough meals in the week to eat at the restaurants that are going to come out here.”

He declined to name the restaurants, but said they are “all top brands.”
