Our experience has evolved over years of single and multi-unit supervision of all kinds of assets in over fifty US markets working with a wide variety of nationally branded and non-branded products.

Specializing in diagnostics of under-performing lodging assets, Turn Key Hotel Advisors assess a hotel's competitive environment and evaluates its strategic positioning.  Their consultants then provide action plans for both owner and manager that will improve the hotel's RevPAR yield, which increases revenue and improves profitability.  Turn Key Hotel Advisors puts their professional fees on the line and guarantees their action plans, if implemented fully, will yield positive results. 

For hotel undergoing refurbishment, repositioning or re-branding, Turn Key Hotel Advisors created the Delta Process™ which has been successfully used on assets undergoing, to date, over $200 million in redevelopment dollars.  The Delta Process™ ensures that hotel sales and service delivery teams have specific, targeted plans to achieve an owner's return-on-investment expectations. 

The Dallas group also conducts due diligence exercises for assets undergoing ownership change, market assessment studies for new lodging development, as well as hotel sales training, account management tools and hotel marketing products. Turn Key Hotel Advisors is a Dallas, Texas based consulting group, managed by Dale M. Turner, CHA.  Turner is a twenty-eight year veteran of the lodging industry, specializing in operations, hotel positioning, revenue management, profit engineering and organizational dynamics. Turner has worked for large hotel companies such as Hilton, Westin, Bass, and most recently was divisional vice president for an international management company with over 120 hotels located in eighteen of the top twenty-five US markets under brands such as Hilton, Holiday Inn, Marriott, Crowne Plaza, Ramada and Harvey Hotels.  Turner founded Turn Key Hotel Advisors in July, 2000 and organized The Consortium in November.  The company specializes in diagnostics of troubled assets, asset re-branding and repositioning, and asset management services.
