 The 309 room Clarion Hotel, Hollywood, Florida Sold 
for $20 million by Sunburst Hospitality 
SILVER SPRING, Md. - July 5, 2000 -- Sunburst Hospitality Corporation (NYSE: SNB), one of the country�s leading hotel owners and managers, announced the sale for $20 million of its 309 room Clarion hotel located in Hollywood, Florida. 

The all cash proceeds were used to repay borrowings under the Company�s bank line of credit. The sale of the Florida property is consistent with the Company�s plan to dispose of assets that do not meet the Company�s criteria for long-term retention to repay debt and fund additional development opportunities.
 

During the first six months of 2000, the Company sold five hotels resulting in proceeds of $31.8 million, which has been utilized principally for debt repayment. Long term debt at June 30, 2000 was $263 million compared to $294 million at December 31, 1999. The five hotels sold in the first six months of 2000 reported last twelve months revenue of $11.8 million and EBITDA of $2.4 million.

The Company has an additional nine hotels being marketed for sale.  Since January 1, 2000, the Company has also opened a newly-developed, extended-stay hotel branded MainStay Suites in Secaucus, New Jersey. The Secaucus hotel represents the Company�s 21st newly-developed, extended-stay hotel.
