The Procaccianti Group Acquires the Hyatt Hotel
in Richmond, Virginia
Company to Invest $10 Million to Upgrade to "Residential" Guestrooms
and Re-Flag to the Sheraton Brand

RICHMOND, Va., July 3, 2000--The Procaccianti Group, a New England-based full-service hotel ownership, management and construction company, today announced that it has completed the acquisition of the 376-room Hyatt Hotel at Brookfield in Richmond, Virginia.  The company plans to immediately begin a $10 million renovation to upgrade the exterior, guest rooms and meeting space and convert it to the Sheraton brand.  Following the conversion, the hotel will be renamed the Sheraton Richmond West Hotel.

The Sheraton Richmond West Hotel will be the first Virginia hotel to feature Sheraton's new "Residential" guestroom product.  The new design is intended to make a hotel room feel more like a guest room in a private home and includes sleigh beds, cozy chairs and oversized work areas.  The new rooms feature rich, jewel-tone colors--chosen over traditional earth tones--giving the room the feel of a private club or country lodge.

"We continue to see high quality, attractively priced, underperforming properties along the Eastern seaboard," said James Procaccianti, president, Procaccianti Hospitality, LLC.  "The Sheraton Richmond West Hotel is a perfect addition to our growing portfolio of upscale hotels that can benefit from significant renovation and repositioning."

Located at 6624 West Broad Street, the hotel is within minutes of Richmond International Airport, downtown Richmond and the growing Innsbrook office park.  Each room is equipped with two telephones with voice mail and dataports, hair dryers, iron and ironing board and coffee makers.  Hotel amenities include 28,000 square feet of meeting space, the Greenhouse full-service restaurant, a business center and complimentary shuttle service to and from the airport and within a five mile radius of the hotel.  Additionally, the property offers such recreational facilities as indoor/outdoor pool, executive fitness center, jogging course, discount fees at nearby The Crossings golf course and two lighted tennis courts.

"This acquisition gives the Procaccianti Group the largest meeting facility in Richmond?s West End and the second largest hotel in the area," said Greg Vickowski, Procaccianti Group vice-president of finance.  "With the completion of the renovation and the implementation of our proprietary management and marketing systems, the  Sheraton Richmond West Hotel will be ideally situated to become a market leader."

Founded in 1958, the Procaccianti Group is a full-service real estate company that  acquires, manages and rehabilitates underperforming hotels. The company is engaged in hotel and commercial property acquisitions, property management and construction.
