Jenolan Caves, an Australian Tourism Resort Icon,
Offered for Sale First Time Ever

Sydney, August 9, 2000 Jones Lang LaSalle Hotels, along with Trans Act Hotel and Motel Brokers, has been appointed to market the 89-year lease of Jenolan Caves Resort on behalf of Jenolan Caves Resort Pty Ltd.  The Resort is located on the doorstep of one of the natural wonders of Australias famed Blue Mountains -- the Jenolan Caves considered one of the finest cave systems in the world.

According to Mark Durran, Vice President, Jones Lang LaSalle Hotels, Sydney,  Since this resort is located in such a desirable location, we will market it to a large pool of domestic and international investors. The Jenolan Caves Resort provides an excellent opportunity since the state government plans to build and operate a public aerial cableway system. This will bring additional visitors to the site, previously restricted by limited car parking.  The new owners of Jenolan Caves Resort will have the opportunity to further develop facilities in line with increased visitation.

The Blue Mountains are a popular international travel destination.  In 1998, international visitors spent 282,000 nights in the Blue Mountains, staying for an average of 3.2 nights.

The Resort comprises several businesses located at the Jenolan Caves including all four different accommodation businesses, both food and beverage outlets, a retail shop, staff accommodation and two houses, included Durran.

The Resort is located on leasehold land at Jenolan Caves, on the edge of the Kanangra-Boyd National Park.  It is being offered for sale for the first time with a remaining 89 years of a 99-year lease.  Up until 1996, the property consisted of a traditional guesthouse until an extensive refurbishment plan expanded the Caves House, comprised of 102 guestrooms, is a tourism icon.  The 51-room Victorian Boutique Hotel has been restored to capture the style
