News for the Hospitality Executive |
PHILADELPHIA,
August 1, 2012 - Campus Apartments, a national leader in the
development and management of university-affiliated real estate,
announces the completion of its first hotel development, Homewood
Suites by Hilton® - University City. Located at 4109 Walnut Street
in Philadelphia’s University City District, the upscale extended-stay
hotel caters to the needs of the professionals, patients, families and
other out-of-town visitors who require longer-term accommodations in
close proximity to the many academic and medical facilities in the
area. To celebrate the hotel’s completion, Mayor Michael A. Nutter will
join Campus Apartments’ executive leaders today for an official grand
opening ceremony.
Campus Apartments broke ground on the project in December 2010 after recognizing the growing demand for extended-stay accommodations in University City. “Throughout our 50-year history, we’ve maintained a commitment to meet the needs of each community, and there’s no better example of that than our home base,” said David Adelman, CEO of Campus Apartments. “As University City blossomed into one of the nation’s premier hubs for science, education and innovation, we’ve continually provided the right residential offerings to support the burgeoning community. The hotel serves to solve the area’s unique extended-stay accommodation needs – ultimately, contributing to the continued commercial development of University City.” The 110,000-square-foot hotel offers 136 suites averaging approximately 500 square feet each, featuring full kitchens, dining tables and separate work areas with phone and complimentary Internet access. Additional amenities include a complimentary shuttle service throughout University City, a state-of-the-art fitness center, indoor swimming pool and whirlpool, 24-hour Suite Shop, business center and approximately 800 square feet of flexible meeting space. The hotel also offers complimentary meals for guests, including full, hot breakfast daily and evening dinner and drinks* Monday through Thursday. “The Homewood Suites brand is an ideal fit for this hotel and its position in the Philadelphia market,” stated Bill Duncan, Global Head of Homewood Suites by Hilton. “By providing a residential-style atmosphere for guests, this hotel will allow visitors to feel the comfort, convenience and privacy of a home away from home.” With the development of Homewood Suites - University City, Campus Apartments is filling a void in the hospitality marketplace that will benefit the visitors of neighboring academic and healthcare institutions, including the University of Pennsylvania, Penn Medicine and The Children’s Hospital of Philadelphia, among others. Madeline Bell, President and Chief Operating Officer of The Children's Hospital of Philadelphia, said, “The new Homewood Suites will provide our patients’ families and faculty recruits with much-needed access to affordable short- and long-term housing.” The approximately $50 million project was jointly financed through the Commonwealth of Pennsylvania under the Honorable Thomas W. Corbett, the City of Philadelphia under the Honorable Michael A. Nutter, the Philadelphia Industrial Development Corporation (PIDC), The Reinvestment Fund (TRF), U.S. Bank and Beneficial Bank. To meet LEED®certification standards and reduce energy consumption by 25 percent, the hotel’s design includes several energy-efficient elements, such as a green roof, low-flow fixtures and ENERGY STAR®-compliant appliances. Mayor Michael A. Nutter said, “By developing a LEED-certified project, Campus Apartments is investing in the city for the long-term – both environmentally and economically. The company continues to support University City by not only attracting people to local businesses, but also serving as a local leader in environmental responsibility.” The hotel is the first part of a multi-phased redevelopment plan for the 4109 Walnut Street property, with Phase II of the project currently in the planning stage. Campus Apartments’ hotel development team included Alesker & Dundon Architects LLC, general contractor L.F. Driscoll Co. and interior designer Floss Barber, Inc.
