March 13, 2012 - Warmbrodt Hotel Investments, Inc. ("WHI") has been retained as the Exclusive Agent to advise in the sale of the DoubleTree Suites by Hilton in Omaha, Nebraska.

The Property is well located in the heart of the Midtown Omaha lodging market. Located on 72nd Street, just off Interstate 80, Interstate 680 and Dodge Street, near the intersection of 72nd and Pacific Streets, the Doubletree Suites by Hilton is in close proximity to the new campus
of First Data Resource, as well as Omnium Worldwide, ConAgra, Blue Cross/Blue Shield, and Info USA.
 
The DoubleTree Suites by Hilton is a 6-story, interior-corridor, full-service hotel built in an atrium configuration.  The guest suites, lobby, indoor pool area and meeting rooms surround the atrium.  Guests enter the lobby from the large porte cochere thru automatic entrance doors, at the south end of the building, where the lobby, registration area and lounge open into the large and spacious atrium. The restaurant is located at the opposite end of the atrium.   

INVESTMENT HIGHLIGHTS

• Excellent location on 72nd Street, north of Interstate 80, east of Interstate 680 and north of Dodge Street in the heart of the Omaha Midtown Sub market; in close proximity to national firms such as First Data Resources, Omnium Worldwide, ConAgra, Blue Cross/Blue Shield, Info USA, HDR Engineering, and Mutual of Omaha.

• The offering price is equal to a 64 percent to 70 percent discount to current replacement cost.

• The all-suite configuration (averaging 520 square feet) and full-service kitchens allows the property to additionally be marketed in the extended-stay segment of the market.  This segment has traditionally experienced higher occupancies, rate and substantially lower costs due to less frequent suite turnover.

• The property is offered unencumbered by management.  The purchaser must negotiate a new license agreement with Hilton Hotels Corporation upon acquisition.

• Property RevPar grew by 6.5 percent from 2010 thru 2012. The growth trend is impressive considering the competitive set in the market.
