But when the economy�like today�s�is stagnant and forces down occupancies and rates,  the effective management of energy is key to survival.

Milburn said La Quinta has installed INNCOM Networked and Stand-Alone Energy Management Systems in more than 23,000 of its guestrooms.

�INNCOM�s Energy Management Systems allow us to reduce our energy consumption without sacrificing guest comfort,� Milburn said. �Typical savings can vary by geographical location, occupancy, utility rates, EMS settings and so forth, but overall electric savings range from 15 percent to 20 percent of the entire property�s energy bill.�

Milburn said the role energy-management and sustainability programs play during a down economy cannot be overemphasized, nor can the role that INCOMM plays in helping La Quinta carry out those programs. He says INNCOM�s Energy Management Systems help La Quinta achieve a �Triple Win� status when it comes to energy management: Easy-to-use Guestroom Controls, Environmental Sustainability and Cost Management .

�Our guests' �win� with INNCOM because the system provides them with an advanced digital thermostat that is easy to use,� Milburn said. �The system utilizes advanced process logic to accurately control the guestroom temperature by automatically determining whether heating or cooling is required in response to the guest�s desired temperature.�

Environmental sustainability is the second win, he said: �By knowing the occupancy status of any single guestroom, the EMS system can automatically reduce energy waste by setting back the temperature of the room when the room is unoccupied or unsold.�

The third way in which La Quinta wins with INNCOM�but certainly not the least important�is through cost management.
�When the system determines the room is not occupied, the control room temperature is automatically reset to a pre-programmed energy-saving temperature,� Milburn said. �When the room reaches the energy-saving temperature, the system will maintain this temperature within the programmed degree bandwidth. When the guest returns, control of the room temperature automatically adjusts to the guest�s original desired setting until the guest checks out.�
