Warmbrodt Hotel Investments - WHI Selected to Advise in the
Sale of the  American Inn and the American Motel Located
in Greater Kansas City

 July 30, 2009 - Kansas City, Missouri - Warmbrodt Hotel Investments, Inc. ("WHI") announced today it has been selected to advise in the disposition of two well located and highly visible properties in the Kansas City Metropolitan Area.  

The American Inn is located in the Eastern suburb of Blue Springs, Missouri.  It is a three-story, 171 room exterior corridor property with excellent visibility and easy access from Interstate 70 and NW Woods Chapel Road, a heavily traveled thoroughfare.  The property is situated on 3.44 acres and features an outdoor swimming pool.  Within ten miles of the property you will find the Truman Sports Complex, which houses the Chief's Arrowhead Stadium and Kansas City Royal's Kauffman Stadium.  The property is just fifteen minutes from downtown Kansas City and all the amenities nearby such as the the new Kansas City Power and Light District, the beautiful Country Club Plaza, Westport Entertainment Center and the Sprint Center.

The American Motel is located in the Southeast Quadrant of Interstate 70 and Interstate 435 in Kansas City, Kansas and is also very accesible.  The three-story, exterior corridor property features 158 guestrooms and outdoor swimming pool.  The property is benefiting from the Kansas Speedway Tourism and Entertainment District that has remained the focal point of the neighborhood development in recent years, with the addition of the Nascar racetrack and surrounding developments.  The new developments include Cabela's, Nebraska Furniture Mart, Community America Ballpark, The Legends at Village West, which is an open-air lifestyle retail with numerous retail, entertainment and dining options.  

Both properties have upgraded guestrooms to included new furniture, mattress and softgoods and have excellent conversion potential to a national franchise.
