Neptune Hospitality Advisors Arranges $21.6 Acquistion
Financing of Hilton Downtown Saint Louis

SAN DIEGO � August 20, 2007 � Neptune Hospitality Advisors today announced it arranged senior financing for the 195-room Hilton St. Louis Downtown.  Neptune arranged the $21.6 million five-year fixed-rate loan, with 12-months of interest-only, through an international investment bank.

The historic Hilton is an elegant four star/four diamond hotel located in the historic Merchant�s Laclede Building within the heart of downtown St. Louis.  The Merchant�s Laclede Building was originally erected in 1888 as an office for local area banks and brokerage firms.  Designed by the prominent New York architect Steven Decatur Hatch, the Building is the earliest surviving example of St. Louis� formative skyscraper era.  The Hilton opened on March 21, 2005, after a comprehensive twelve-month redevelopment program, which skillfully integrated the lodging facility within the historic structure.  The Hilton is a 2006 �Connie Award-winning Hotel� as the best overall performing Hilton in all of North America.  The Hilton was ranked #1 out of 238 properties in the entire domestic chain through November 2006.  

The hotel was acquired by American Property Hospitality Management, an affiliate of American Property Management Corporation (�APMC�).  Based in San Diego, APMC was ranked as the 8th largest hotel management company in the April 2006 issue of Hotel Business magazine and the 5th largest independent third-party hotel management company in the June 2006 issue of Hotel and Motel Management magazine and ranked 14 on the list of Top Hotel Owners and Developers according to Hotel Business magazine�s December 2006 issue.  With a portfolio value of over $1.6 billion, APMC currently owns and operates 45 lodging properties encompassing over 13,500 rooms and employs over 5,500 personnel throughout the United States.
