Northview Hotel Group Partnership Acquiring Hawk�s Cay Resort
in the Florida Keys; Plans $27 million Renovation
WESTPORT, Conn. - February 23, 2007 - Northview Hotel Group announced today that it has entered into a joint venture partnership with Behringer Harvard and Five Star Realty to acquire Hawk�s Cay Resort in the Florida Keys. Northview will be managing the property and overseeing a $27 million renovation focused on enhancing the resort�s amenities and guest experience. 

Renovation plans include completely remodeled guest rooms and upgraded two- and three-bedroom villas, a new lobby, new dining options, and a redesigned pool and lagoon area serving as the centerpiece of the resort. 

�Following the renovation, Hawk�s Cay will be positioned as a world class resort, appealing to families, couples and upscale groups,� according to Northview Hotel Group Partner Simon Hallgarten. �We are excited to include Hawk�s Cay in our growing portfolio of properties.� 

Hawk�s Cay Resort is located on Duck Key Island, approximately 60 miles north of Key West and 90 miles south of Miami. The resort features 177 guest rooms and 297 privately owned villas, the majority of which participate in a rental management program. The resort also offers 25,000 square feet of meeting space and 10,000 square feet of retail and office space.

�The upside potential of this property through its repositioning is exceptional, given the range of possible value-enhancement opportunities,� said Northview Hotel Group partner Mark Mance. �We are looking forward to starting the renovation work this coming summer, and to a completion in early 2008.� 

Amenities at Hawk�s Cay include five F&B outlets, a lounge, five swimming pools, a 7,000 square foot spa, a full-service marina, tennis courts and a children�s program. The property offers world-class fishing, snorkeling, parasailing, scuba diving, other watersports, plus �Dolphin Discovery,� a program that provides interactive and educational dolphin experiences for guests. The property has been independently owned and operated for the past 24 years.
