Marshall Management Signs Contract to Operate the Inn at the
Colonnade Doubletree Hotel in Baltimore, Maryland
Will Oversee Major Renovation

SALISBURY, Md., October 19, 2006 Marshall Management, a leading, mid-sized hotel management company, today announced that it has expanded its management portfolio in the upper upscale segment with the signing of a contract to operate the Inn at the Colonnade Doubletree Hotel in Baltimore, Md.

Located at 4 West Parkway, directly across from Johns Hopkins University, the 125-room Inn at the Colonnade Doubletree is a short distance from Baltimores Inner Harbor and the neighboring ball parks.  It is the sixth property to be added to the companys management portfolio in 2006.

We will oversee the completion of a major renovation to include completely making over the rooms and meeting space, as well as finishing up some small touches to the public space, said Michael Marshall, president.  We are conducting the renovation in phases to avoid disruption to our guests, with a planned completion date of early spring 2007.

We see significant opportunities to appreciably reduce operating costs while substantially enhancing the hotels top line performance through a combination of direct sales and Internet-based marketing, he noted.  We have a long, proven track record in Baltimore and the mid-Atlantic region, and we look forward to building market share and the bottom line for this exceptional hotel.

The hotel features an indoor, glass-domed swimming pool, whirlpools and high speed Internet access.  A state-of-the-art fitness center will be built as part of the renovation. The propertys upscale Spice Company restaurant focuses on costal cuisine, steak and seasonal dishes featuring a variety of vibrant spices and sauces.

The spacious guest rooms and suites at the Inn at the Colonnade Doubletree will be completely refurbished and include such welcome amenities as 32-inch, high definition, flat-screen televisions and an array of modern, residential-style furnishings and appointments.  The hotel also provides the Sweet Dreams® by Doubletree Sleep Experience in every guestroom - which includes a plentiful amount of pillows, a luxurious linen package with a down-filled duvet wrapped in triple sheeting and a specially designed plush-top mattress and box spring system that ensures a great nights sleep. Guest bathroom upgrades include enhanced lighting, framed mirrors, new vanities with granite counters, updated fixtures and a curved shower rod that allows for 20 percent more space in the shower.

With nine meeting rooms and ballrooms and more than 9,000 square feet of meeting and function space, the hotel can accommodate meetings and social events of up to 200 people.  With its close proximity to the University and Union Memorial Hospital, which offer expansive open green spaces, as well as downtown and the various athletic stadiums, the property is well located for small to mid-sized groups who dont want to get caught up in the crowd of tourists yet enjoy all of the benefits of Baltimore.  Our courtyard area offers a unique setting for social functions.

Salisbury, Md.-based Marshall Management, founded in 1980, has special expertise in operating three- and four-star branded hotels and resorts, averaging 100 to 400 rooms, in urban and central business districts, suburban/drive-to and resort locations.  In addition, the company has a proven track record managing independent resort and unique urban properties.  The company has managed a wide array of leading hotel brands, including Hilton, Sheraton, InterContinental Hotel Group, Choice and Cendant.
