Neptune Hospitality Advisors Arranges $5 million
Financing for Holiday Inn Mammoth Lakes

SAN DIEGO, California - - September 7, 2006 - - Neptune Hospitality Advisors announced today that it arranged the senior financing for the 71-room Holiday Inn Mammoth Lakes, California.  Neptune arranged the ten-year fixed rate loan through an international investment bank.  Notably, the loan featured an interest rate spread significantly below 100 basis points and a 30-year amortization period.  

“We continue to see a very competitive financing market.  Our proprietary auction process is the best way for borrowers to access this market and produces the lowest effective cost of borrowing for the client at the highest possible proceeds.  In this case, that turned out to be pricing under 100 basis points with several other concessions for the borrower,” commented Gavin Davis, Principal of Neptune Hospitality Advisors.  

“An estimated 80% of commercial loans are procured through mortgage brokers like Neptune for obvious reasons, the least of which is the competitive auction-style process we run that allows our clients to achieve the highest loan proceeds at the lowest effective cost of borrowing as well as satisfying other financial objectives,” added Stan Kozlowski, Principal of Neptune Hospitality Advisors.
