Neptune Hospitality Advisors Arranges $49 million
Financing of 672 room Portfolio

SAN DIEGO, California - - April 5, 2006 - - Neptune Hospitality Advisors announced today that it has arranged the $49,050,000 senior financing for a 672-room Pinnacle Hotels USA Portfolio located primarily in San Diego, California.  The portfolio consisted of 5 properties in San Diego County, California and one in Tulare County, California.  Neptune arranged the six individual, non-cross collateralized, 7 year loans through a national commercial real estate lender.
