 Marshall Management Signs Five Management
Contracts in the 2005 Fourth Quarter

.

SALISBURY, Md., January 4, 2006Marshall Management, a leading, mid-sized hotel management company, today announced that it signed five new management contracts in the 2005 fourth quarter.  Three of the five properties are located in North Carolina and two are in Florida.

We had a very active year in 2005, a trend we see continuing into 2006, said Michael Marshall, president.  We continue to aggressively pursue new management opportunities with owners who want operators who can maximize returns and enhance margins.

We also are seeing a trend among owner/operators who want to maintain ownership but become less involved in the day-to-day operations.  As a result, they are seeking management companies with a proven track record and that share their passion and operating philosophy.  We believe this trend will continue as the current baby boom generation continues to mature.

All three of the North Carolina properties are located in Cherokee in a resort area adjacent to the Great Smoky Mountains National Park and close to Harrahs Cherokee Casino and numerous other tourist attractions.  The properties include:

  • Holiday Inn CherokeeThe award-winning154-room, full-service hotel, features indoor and outdoor swimming pools, a whirlpool, approximately 2,500 square feet of meeting space capable of serving up to 300 people, the Chestnut Tree Restaurant and a health and fitness center.
  • Hampton Inn CherokeeThe 67-room, focused-service hotel offers an outdoor swimming pool, free hot breakfast and free wireless, high speed Internet access.
  • Best Western Great Smokies InnThe 152-room full-service hotels amenities include an outdoor swimming pool, meeting space capable of serving 650 people and Myrtles Table restaurant.
All three hotels are in excellent physical condition,  Marshall said.  We will work closely with area tourist attractions and implement highly targeted programs to attract guests to the hotels and area.

The two Florida properties are located in Kissimmee, near Walt Disney World and other tourist attractions.  The properties include:

  • Holiday Inn Maingate West--Located at 7601 Black Lake Rd., the six-story, 295-room hotel is near Walt Disney World, Sea World, Universal Studios and the Orlando International Airport.  The hotel features a fitness center with a Recreation & Sports Court, 1,624 square feet of meeting space that can accommodate up to 150 people, the Palms Restaurant and an outdoor pool.
  • Days Inn EastgateThe 200-room property is situated three miles from Walt Disney World, at 5245 Irlo Bronson Hwy., and is in easy walking distance to area restaurants, golf courses and shopping centers.  The property features complimentary shuttle service to local tourist attractions, such as Universal Studios and Sea World, wireless Internet access in the lobby, an outdoor pool, and banquet and meeting space that can accommodate up to 100 people.
We have a long, proven track record in Florida and will take advantage of the two hotels proximity to some of the nations most popular tourist locations, Marshall said.  This brings to 15 the number of properties we have managed in Florida, and we continue to look for opportunities in the Southeast and across the country.

Marshall Management, founded in 1980, has special expertise in operating three- and four-star branded hotels and resorts, averaging 100 to 400 rooms, in urban and central business districts, suburban/drive-to and resort locations.  In addition, the company has a proven track record managing independent resort properties.  Located in Salisbury, Md., the company has managed a wide array of leading hotel brands, including Hilton, Sheraton, InterContinental Hotel Group, Choice and Cendant.
