 Suns Legacy Hotel Investors, L.P. Selects Starwood to Operate a W Hotel
and W Residences Being Built Adjacent to America West Arena
in Downtown Phoenix

NEW YORK, Sept. 23, 2005 - W Hotels Worldwide, the fastest growing luxury hotel brand in the world, announced today plans for a new W Hotel & Residences in downtown Phoenix, Arizona scheduled to open in 2008. Starwood Hotels and Resorts Worldwide, Inc. (NYSE: HOT), W's parent company, entered into a management agreement with Suns Legacy Hotel Investors, L.P. to operate the property as a W Hotel and to license the residential units as W Residences.

Located next to the America West Arena, home of the Phoenix Suns basketball team, the W Phoenix will stand at the intersection of East Jefferson and South 3rd Street. The hotel will feature approximately 190 rooms and 170 W Residences, a 3,000 square foot signature restaurant, 4,000 square foot destination bar, as well as a 10,000 square foot Bliss Spa and fitness area.

"The W Phoenix will completely redefine the concept of an urban retreat," said Ross Klein, President of W Hotels. "We'll offer guests and residents a place to sip, spa, socialize and shade in an oasis of style and comfort."

The sixth residential project announced by W Hotels, the W Phoenix will feature approximately 170 luxurious residences, including one, two, three bedroom and penthouse units. Residents will have all the benefits of being attached to a W Hotel, including signature amenities enjoyed by hotel guests. Owners will have full use of the hotel's facilities, including 24-hour room service, daily housekeeping and concierge services.

"Having a W adjacent to the arena will again show everyone that it's increasingly cool to be in downtown Phoenix, even when it's hot," said Phoenix Mayor Phil Gordon. "I applaud Mr. Sarver and his associates for their support of the downtown community in such a bold and creative way."

The W Phoenix will offer W Hotel's signature Living Room experience, a place where guests, residents and Phoenix insiders will sip and socialize. The hotel's other distinctive elements include substantial 10,000 square feet of meeting space, Wired, a full-service business center open 24 hours and a sprawling outdoor pool and sundeck. Guest rooms, including 22 suites, will indulge guests with W's signature beds with feather-top mattresses, 350 thread-count Egyptian cotton sheets and goose down comforters.

The W Phoenix Hotel and Residences is the second W property to be announced in Arizona, the first being the W Scottsdale Hotel and Residences.
