has spent more than $1.6 million in the last year to upgrade and enhance
its California properties in key coastal cities from San Diego to the Bay
Area.

A $565,000 upgrade of the beachfront Blue Sea Lodge in San Diego. Six suites
were completely renovated with an upscale yet playful nautical motif, corridors
in the original building received new carpet and wall vinyl, guestrooms
received brightly colored bedspreads, carpeting and wall vinyl, the building
exterior was repainted and new heating and air conditioning units were
installed.

The charming, boutique-style Carlyle Inn in Beverly Hills received a new
logo, signage and awnings that gave this Best Western Hotel a sophisticated
new look. Three king rooms were added, with a new bedding arrangement developed
to fit hotel's comfortable ambiance.

The romantic Fireside Inn on the ocean cliffs of Cambria received a new
front desk and employee office area that makes guests feel even more welcome.
The new decor ties in with the Inn's French Country theme.

The attractively situated Half Moon Bay Lodge received a $500,000 renovation
of its 80 guestrooms that included ADA upgrades, new bedding, drapery,
carpet and artwork that gives the golf course-facing rooms in this Northern
California property a rich red, green and gold motif.

The all-Deluxe Suite Hampton Inn & Suites in Santa Ana received a variety
of improvements to its meeting rooms, making this well-located property
even more attractive to business travelers.

The Holiday Inn in beautiful San Luis Obispo received a new exercise facility,
along with new wall coverings, carpets and drapery for the centrally located
hotel's meeting room.

The intimate Inn at Venice Beach is receiving a new lobby and exercise
room, along with new bedding, draperies, carpet, furniture, vanity upgrades
and repainting of its 43 guestrooms to achieve a hip yet funky feel in
keeping with its location one block from the famed Venice Boardwalk.

The Best Western Jamaica Bay Inn, located in the heart of fabulous Marina
Del Rey, is receiving an upgrade of 42 rooms with all new bedding, drapery,
and carpets.

The 15 rooms in the Sandcastle Inn's annex building is receiving new bedding
and a tropical drapery scheme in keeping with this hotel's magnificent
location on the sand at Pismo Beach.

The luxurious Spyglass Inn on the cliffs overlooking the ocean in Pismo
Beach received a new lobby, with automatic doors and a new reception area,
as well as exterior painting and brightly colored striped awnings.
