Pollin/Miller Hospitality Strategies, Inc. Opens Side by
Side a 90-suite Homewood Suites by Hilton and
a 150-suite Embassy Suites Hotel

MEMPHIS, Tenn. -- March 24, 2005 -- The Hilton Family of Hotels celebrated the opening of two new properties in Dulles, Va. just outside Washington D.C. today. A 90-suite Homewood Suites by Hilton(R) and a 150-suite Embassy Suites Hotel(R) are close neighbors on Waxpool Road. The Buccini/Pollin Group, Inc. of Washington D.C. franchised both new hotels, and Pollin/Miller Hospitality Strategies, Inc., also of Washington D.C. manages both properties.

"Both Embassy Suites Hotels and Homewood Suites by Hilton are high-quality upscale brands, each offering distinct accommodations. By offering our guests these options side-by-side, we are able to cast a wider net into the market, and appeal to multiple customer segments."

Pollin also mentioned the financial efficiencies of operating two hotels on the same location, such as shared laundry, maintenance and housekeeping staffs. "From an ownership perspective, this was a perfect investment to be able to reach all types of guests - transient, extended stay, groups, families and leisure business."

Buccini/Pollin Group currently owns six Hilton Family hotels open or under construction, with another seven new Hilton Family hotels under construction or in the conceptual phase.

The simultaneous openings bring two distinct styles of accommodations to the area. The Homewood Suites by Hilton Dulles-North, located at 44620 Waxpool Road, features services and amenities uniquely suited to the extended-stay guest who typically stays five or more nights. The hotel features residential-style studio, one- and two-bedroom suites with fully equipped kitchens and spacious sleeping and living areas that are large enough for work, study, entertaining or relaxing.

Other attractive guest amenities include complimentary high-speed Internet access in all guest suites, with wireless access in the Lodge, a daily complimentary Suite Start(TM) hot breakfast, the Welcome Home(R) Reception+ featuring a complimentary light meal and beverages Monday-Thursday evenings, two exercise facilities, indoor and outdoor pools, two on-site business centers and a 24-hour on-site Suite Shop(R) convenience store. 

Homewood Suites Dulles North also boasts more than 1,200 square feet of meeting space. The newly constructed hotel represents another addition to the growing roster of the more than 140 Homewood Suites by Hilton(R) properties nationwide. It is the brand's fifth hotel in the Washington D.C. area.

The Embassy Suites Hotel - Dulles-North, located at 44610 Waxpool Road, features spacious two-room suites that offer a separate living area with a sofa bed and desk; private bedroom; bath; two televisions; complimentary high-speed Internet access; two dual-line phones with Dataport modems; a wet bar, refrigerator and microwave oven; and an iron and ironing board. All Embassy Suites Hotels offer a complimentary full cooked-to-order breakfast each morning and a two-hour Manager's Reception(a) each evening.

Additional amenities at the hotel include indoor and outdoor pools, nearly 10,000 square feet of meeting space, including 22 conference rooms, five Presidential suites, ten VIP suites, and four executive suites. The new hotel is the latest addition to the portfolio of more than 170 Embassy Suites Hotels.
