Parker Properties Secures Marriott Franchise for Renaissance ClubSport Hotel in Aliso Viejo, California; 175-room Hotel
Will Have 67,300-square-foot Sports Club

.

WASHINGTON, July 8, 2004 - Marriott International, Inc. (NYSE: MAR) and Leisure Sports, Inc. today announced plans to open a second Renaissance ClubSport Hotel. The unique boutique-style hotel and sports and fitness resort will be part of a new development phase at the master planned Summit Office Campus located in Aliso Viejo, an upscale planned community in Orange County, Calif. Groundbreaking is expected by year end, and the hotel is scheduled to open in early 2006. The property is being developed by Parker Properties and will operate as a Renaissance franchise, managed by Leisure Sports, Inc.

With distinctive architecture and colorful furnishings, Renaissance ClubSport is a world-class hotel and sports and fitness resort concept that appeals to both business and leisure travelers. The Aliso Viejo location will mirror the highly successful Renaissance ClubSport in Walnut Creek, Calif., and will feature a 175-room hotel and a 67,300-square-foot membership-based sports club with state-of-the-art cardiovascular, circuit and free weight equipment, an NCAA-regulation gymnasium, basketball, volleyball, racquetball and squash courts, group exercise studios, and fully appointed locker rooms. An outdoor aquatic area will offer three swimming pools, a whirlpool, bocce courts and a garden patio for special events. Weekly group exercise classes led by top area and celebrity instructors will include step, cycling, yoga, Pilates, tai chi, kickboxing and more.

Guests who stay at the Renaissance ClubSport Hotel will have full access to the fitness resort at no additional charge. They can also take advantage of the "Fitness Concierge," an on-property fitness expert who will provide a guided tour of the facilities and detailed information on the services and amenities provided.

"ClubSport illustrates the essence of Renaissance -- lifestyle-driven elements accented by fashionable and stylish design and attentive and respectful service," said Sid Yu, senior vice president, full-service brand management, Marriott International. "The reaction to the first Renaissance ClubSport was overwhelmingly positive, and we're very excited to partner with Leisure Sports again."

"We are very excited to continue to grow the Renaissance ClubSport brand. Our concept of combining a world-class fitness resort with an upscale hotel has made it easier for travelers to maintain their healthy lifestyle on the road, while providing a much needed amenity for the community," said Scott Pickert, executive vice president of Leisure Sports.

Guest rooms will be spacious and tastefully decorated with a contemporary feel and will feature relaxing "spa-style" bathrooms with oversized bathtubs. Other in-room amenities include two-line speakerphones, a cordless phone, complimentary high-speed internet access, an executive-size work desk, hair dryer, iron and ironing board, and coffee maker. For those seeking a more relaxing and rejuvenating guest room experience, the hotel will also offer "Wellness Rooms," which are enhanced by natural aromatherapy scents and the sound of water trickling from a fountain. An assortment of spa music CDs are available, and each room is equipped with yoga mats, blocks and straps, enabling guests to enjoy their own yoga practice in the privacy and comfort of their room. The property will also offer 4,000 square feet of flexible meeting space, including a 2,000-square-foot meeting room, divisible into three sections.

A contemporary bistro and expanded lounge area will feature comfortable "living room-style" seating accompanied by full bar with large plasma screen TVs and wireless remote internet access. The restaurant, with an exhibition- kitchen, will offer three-meal-a-day service. The dinner service will feature an assortment of fusion-style small plates that incorporate flavors from around the world. Food service will also be available throughout the lounge, bar and outdoor patio areas. An express deli will offer casual fare, including health-conscious snacks and foods to go. Additional hotel amenities will include dry cleaning, valet service and a boutique-style gift shop with a variety of sportswear and sundries.
