August 18, 2004 - This Request for Prequalification ("RFPQ"), and portions
of a report prepared by PKF Consulting, Inc. contain information as to
the marketability and financial potential of developing a full-service
hotel (the "Project") as a component of The Classic Center located in downtown
Athens, Georgia. Interested parties should submit six (6) copies of their
response to this RFPQ no later than 10:00 A.M. ET, Friday, September 17,
2004 to Paul Cramer, Executive Director, The Classic Center Authority at

208-0900. Sealed responses should be identified on the outermost envelope
with the following information: Request for Prequalification to Design/Build
and Operate Full Service Hotel.
General Information The Classic Center Authority ("CCA" or the "Authority") is a five-member board appointed by the local Athens-Clarke County Commission charged with overseeing all operations of The Classic Center. A political subdivision of the State of Georgia, the Authority was enacted by the General Assembly of the State of Georgia on March 10, 1988. The CCA has been exploring the possibility of developing a full-service hotel (the "Project") within the Center Complex. The Center itself consists of a collection of highly appealing structures (Grand Exhibit Hall, Center Plaza, Athena Ballroom, the Theatre and the recently completed Foundry Street Ballrooms). A hotel developed at The Center incorporating a common design theme would be a natural extension of the complex. The Authority engaged PKF Consulting, Inc. to conduct an analysis of the market conditions for a full-service hotel developed at The Center. Portions of the PKF Consulting report are included in Appendix B to this request. The Authority is interested in engaging a developer or development group (the "Developer") to design, building and operate a full-service hotel on the subject site. The purpose of this Request for Prequalifications is to solicit responses from qualified developers/operators to provide these services to the Authority. It is the intent of the Authority to enter into negotiations with one or more selected Developers with the goal of entering into a Memorandum of Understanding and subsequent negotiated agreements as necessary to procure the development and subsequent operation of the Project. A Prequalification Conference to respond to all inquiries with regards
to this project will be held Thursday, September 2, 2004 at 9:00 a.m. located
at 300 North Thomas Street, Athens, Georgia. Potential applicants are strongly
encouraged to attend.
The Authority reserves the right to cancel the Proposal process at any time and, if it takes proposals, to reject any or all proposals and to handle the development of the Project in some other manner. The Authority will not pay commissions or finders' fees to anyone for obtaining a proposal or successful offeror. |
