Lasky Launches 'Lodging Unlimited � West'
At Hotel Ownership Conference In New York

CHICAGO� April 20, 2004 � On April 23, Morris Lasky, president and CEO of Lodging Unlimited, a Chicago-based company specializing in hotel management, consulting and marketing services, will launch a new affiliate � Lodging Unlimited - West � at the "Essentials of Hotel Ownership" conference at the Waldorf-Astoria Hotel in New York.

Under the direction of John Cauvin, the new Scottsdale, Ariz.-based hotel management group will become an offshoot of Windmill Inns, of which Cauvin serves as President and C.E.O. In operation since 1984, Windmill Inns consists of properties in Roseburg, Medford and Ashland, Ore., and Chandler, Sun City West and Tucson, Ariz.

Lodging Unlimited � West will begin aggressively seeking management contracts at the upcoming hotel ownership conference this week from among more than 70 institutional lenders, attorneys, investors and brokers who have registered to learn how to enhance the performance and overall long-term value of their hotel assets. The one-day event is produced by Lodging Unlimited, Lodging Unlimited - West, Hospitality Solutions LLC and Belmonte-Lasky Asset Management, and hosted by Lasky, Cauvin and Steve Belmonte, President and C.E.O. of Hospitality Solutions LLC.

Trust, but verify

"The No. 1 challenge that hotel owners face today is hiring new management," Cauvin said. "Nowadays, the quality of managers is not what it used to be. While there may be good systems in place to manage, experience and a proven track record are critical to operational success."

At Windmill Inns, Cauvin said he operates with a "trust, but verify" style, in which he trusts his staff to manage, but verifies weekly that they are managing property. If they are not, then immediate training is put into action, providing managers with all the information they need to get their jobs done � and done properly. He said oftentimes hoteliers hire managers based on their previous title or because of their previous brand affiliation without checking to see if the managers did a good job, and to what extent.

"Would you let a person without a pilot license fly a $12 million airplane?  Of course you wouldn�t. Why then would you put a manager with minimal experience in charge of your $12 million hotel asset?" asked Cauvin. "A trained pilot will keep the plane flying high, as long as the instruments are operating in the green. For the untrained pilot, keeping the plane in the green is difficult to do, and the instruments quickly drop to the red. Inevitably, the plane will drop too, and the outcome is disastrous. The same scenario holds true for untrained hotel managers."

Cauvin said that to be able to compete today, owners must have systems in place that actually guide hospitality leaders to be successful. 

"Due to the economy, it�s not business as usual today, it�s unusual business," Cauvin said. "Therefore we need to guide our leaders to do the right thing. The best way to guide them is through continuing education � at the property and through events such as the �Essentials Of Hotel Ownership� conference."
