the opening of its first Rocky Mountain area office today. �Effective
immediately, we will be up and operating in Denver� stated HBO Chief Operating
Officer Peter Holmes. �This new office is in keeping with our commitment

with Coldwell Banker Commercial-American Spectrum in Denver where he, as
hospitality specialist and Regional Director of Coldwell�s Hospitality
Division, perennially leads the region in successful lodging real estate
transactions. Nelms is imminently qualified to broker hotels, restaurants,
and resorts with 18+ years in operations and corporate administration with
Choice Hotels International and as a principal in his own company, Lodging

in hospitality development and real estate brokerage.

Jim has been an active allied member of the Colorado Hotel and Lodging

of Directors. He is a native of western Oklahoma, who earned his
B.S. from Oklahoma State University in Hotel and Restaurant Administration.
Additionally, Jim holds a M.S. in Hospitality Administration from Purdue
