Hospitality Research Group and Torto Wheaton Research
to Produce a Lodging Industry Econometric Outlook
Report for Major U.S. Cities

BOSTON, MA.  March 16, 2001 - The Atlanta-based Hospitality Research Group (HRG), the research affiliate of PKF Consulting, and Boston-based Torto
Wheaton Research (TWR) announced plans for a joint venture to produce an
econometric Outlook report for major U.S. cities targeted to the needs of
the lodging industry. In its initial stages, the venture will produce
reports for the 25 largest Metropolitan Statistical Areas (MSAs) in the
country.  The Outlooks will cover two categories: full-service hotels and
limited-service hotels.

Our venture with Torto Wheaton Research is consistent with our strategy of partnering with firms that possess industry-leading core competencies stated Mark Woodworth, Executive Managing Director of HRG.  The proven, objective methods developed by TWR, combined with HRGs extensive lodging expertise and warehouse of proprietary data, enables us to provide products and services that will yield enhanced value to virtually all industry participants.

According to Raymond G. Torto, Principal and Managing Director of Torto Wheaton Research, The partnership with HRG, a long standing leader in the hotel consulting field, along with Torto Wheaton Researchs state of the art econometric forecasting, will provide a scientifically-driven look into the future, previously unavailable for MSA markets.

HRG provides financial and statistical reports on the

hospitality industry through its monthly, quarterly, and annual Trends in the Hotel Industry program, produced since 1929.  The firm owns the worlds oldest and most complete database of hotel financial statistics in the U.S., which it continues to develop.  TWR produces a suite of Outlook products, the commercial real estate industrys premiere source for consistent, accurate forecasts of fundamental real estate supply and demand indicators for office, industrial, multi-family, retail and now hotel property types.  This affiliation with HRG and inclusion of information on the lodging sector represents a significant enhancement to the Outlook product line.

In addition to custom research, HRG is developing a series of proprietary research tools for the hotel real estate market.  Products currently available include Benchmarker, a program for comparing a hotels operational performance to comparable hotels, and Price Ranger, a program for determining a hotels value when compared to similar properties.  HRG product development is under the supervision of Jack Corgel, Ph.D, formerly the Director of the Center for Hospitality Research at Cornell University.

Torto Wheaton Research utilizes sophisticated forecasting methods and proven technology, combining current academic theory with practical applications for debt and equity consulting in public and private real estate settings.  The firm was founded in 1982 by a partnership between the two principals, economists Raymond G. Torto, Ph.D., CRE and William C. Wheaton, Ph.D., who have helped shape the field of real estate economics in academic and business arenas.
